1.  Are there any service charges?

There is a charge of 6 Baht per sq.m. of land per month. This pays for the upkeep of the communal areas and for the maintenance of the swimming pool (chemical dosing and cleaning).

2.  Can I buy extra land and how much is it?

In some cases, extra land is available on all plots. Alternatively, larger plots are available.  Land is typically sold at 4,250 sq.m.

3.  Does the price include a swimming pool?

Yes, each villa comes complete with a 6x3 metre pool except the Toledo. There is a hi-tech central system which avoids the need for a pump house on your property.

4.  Can I make the swimming pool bigger?

Your current 6 m. x 3 m. pool can be extended please see Extra Building Prices. We do not charge any additional fees for servicing larger pools!

5.  Can I build a Jacuzzi?

Yes please see Extra Building Prices.

6.  Can I change the interior fixtures and fittings?

Avalon can recommend the services of an independent consultant who will source and price items on your request.

7.  Can we make any exterior changes to the main villa?

No. We have a strict policy to prevent any changes in order that the whole project conforms to the overall design.

8.  Are the villas walled?

We recommend that customers choose hedging and not fences, please see Extra Building Prices.

9.  Is the garden included in the price?

No.

10.  Are the roofs insulated?

No.

11.  Is there a guarantee on construction?

Yes. 1 year.

12.  Are there security guards?

Yes. Security guards will be at the entrance to the project after completion.

13.  Do the villas have hot water systems?

No, but they can be installed at an additional cost please see Extra Building Prices.
(*Note: water heaters are not provided for bathroom sinks.)

14.  Do the villas have air conditioning?

No, but they can be installed at an additional cost please see Extra Building Prices. Two sizes available depending on room size.

15.  What is installed in a standard kitchen?

We provide a tiled work surface with a sink on your request.

16.  How are the floors finished?

All floors will be finished with terracotta tiles.

17.  Can I build extra Terraces & Sundecks

Yes, finished in tiles or sand washed please see Extra Building Prices.

18.  What about a Water tank

For the additional storage of tap water. Contained in a 2,000 litre stainless steel tank, please see Extra Building Prices.

19.  Is a Water pump included?

No, but an automatic self priming domestic water pump can be provided for customers requiring that extra pressure, please see Extra Building Prices.

20.  Can Fly and insect screens be fitted?

21.  Do you have a Gardening Service?
